Switches, sockets, ventilation and service controls should be at a height usable by all (i.e. between 450mm and 1200mm from the floor).

Q Do boiler controls fall under this Criterion?

A All service controls should be within this height band – boiler controls, programmers and thermostatic controls (including those on radiators) are included. Ensure individual temperature valves on radiators are within this height band (i.e. fitted at the top of the radiator).

Q Do electrical consumer units need to be positioned at a maximum 1200mm from the floor? What about preventing children’s access to these?

A Electrical consumer units and associated trip switches are deemed a service control and should be within the height range required by this Criterion. Locating these in an accessible location within a cupboard may be an option to prevent access by children.

Q Do window handles need to be within this height band?

A At least one window in each room (subject to the kitchen and bathroom caveat stated in Criterion 15 above) should have window handles (a ventilation control) within this height band. See Figure 11.

Additional good practice recommendations

(i) Provide capped off electrical outlets or fused spurs at relevant locations to assist simple, cost effective provision, of the following possible future adaptations:
• Stair-lift
• Through floor lift
• Shower in association with entrance level shower drainage
• Automatic window controls for inaccessible windows in kitchens and bathrooms
• Hoist between main bedroom and bathroom
• Additional light switching in relation to any knock out panel between bedroom and bathroom.
• Task lighting under kitchen wall cupboards if not already installed.

(ii) In communal areas all switches and controls intended for use by visitors and/or residents should contrast visually against their background.

(iii) Operation of all hot and cold water taps should be suitable for people with limited hand dexterity, e.g. quarter turn simple lever taps. The form of taps and method of tap control should be consistent throughout the dwelling.
